Complete Overview

Why CPO Homes?

Traditionally, homes that go under contract are most often re-negotiated at the time of inspection, and often again when the home is appraised by the purchasers’ lender. CPO puts our sellers back in the driver’s seat with full insight of the property they are selling, and positions them to make more money and sell faster with less hassles. By marketing your home as a Certified Pre-Owned Home you attract both buyers and their agents.

Buyer’s agents prefer to show CPO homes. It saves them time, and gives them peace of mind that the home is more likely to be a good fit for their clients and actually close.
Buyers prefer a CPO home, with all of the issues dealt with upfront and eliminates the worry about wasting money on a home inspection that won’t pass.

Three Stage Process

Stage 1: Professional Appraisal Advantages

The most effective method of pricing your home is to have a professional appraisal by one of Upstate’s most respected appraisal firms.
Benefits of having a professional appraisal:

You receive an unbiased, third party opinion of the market value of your home by a trained professional. Don’t give your property away.
You are positioned to quickly recognize and respond to a market offer.
Protect yourself from lowball offers because you have evidential advantage.
You are positioned to effectively challenge a low lender’s appraisal of your home, maintaining your higher contract price. A lender will consider a well-known appraisers valuation – they will not consider an estimate provided by a real estate agent.
You avoid the common practice of a real estate agent “buying your listing” by suggesting a higher price than can be achieved. Additionally the agent would then be reluctant to suggest a price reduction early in the marketing process, you lose valuable time during those critical first several weeks on the market.

Think about it: A certified car typically sells for 5-20% more than that of a normal used car. Car companies offer *Certified pre-owned cars everyday for their $20,000 cars. And when the cars are certified & warranted the buyers pay more and buy with confidence.

Stage 2: Home Inspection Advantages

With the typical agent, you only discover potential deal-killing repairs after you are already under contract – when the buyer hires a home inspector to scrutinize every aspect of your home.

Benefits of having a Pre-Listing Inspection:

Discovering and repairing problems early in the marketing process places you in control, eliminating the stress of making repairs on the buyer’s schedule.
Having your house in move-in condition also helps you avoid delays to closing and demonstrates to buyers, agents and the buyer’s home inspector that your house has been very well maintained. We want buyers to focus on how they would live in your home – not what they would have to repair.
You only get one opportunity to make a first impression with potential buyers. Your house will stand out from the competition as a better value and command a higher price. It’s peace of mind for everyone involved. Agents love showing and selling CPO Homes!
We will also recommend trustworthy, professional contractors to address any repairs that are needed. The extent that these repairs are made will directly affect your listing price. You have the ability to command a higher asking price, and substantiate it, when your home is in top condition.
The average inspection turns up 15+ items that need repair.
Most buyers’ agents will advise their clients to request a licensed contractor to make any repairs.
OR the buyers will choose to leave the deal.
OR the buyers will choose to ask for an average of $2,000 – $2,500 as a credit for the buyer to make the repairs
Our sellers spend an average of $500 fixing upfront,  or they are handy and make minor repairs themselves.
Stage 3: Home Warranty Advantage

A home warranty, or a home protection plan, is a one-year service contract that covers the repair or replacement of home system components and appliances that typically break down over time.
Benefits of offering a Home Warranty:

By advertising a comprehensive warranty for your home, we increase buyer confidence in your home and set you apart from the competition. In the first expensive year of owning a home, buyers will have peace of mind and that adds value.
A direct benefit to you is that many of the normal day-to-day repairs are covered under this plan while your home is listed and even if you use the warranty plan during the listing period you don’t pay for the warranty unless you sell. There is a $50-$100 service call fee. (Depending on warranty package you choose)
